How to Compare Roofing Estimates (What Homeowners Often Miss)

If you've gotten more than one roofing estimate and the prices are wildly different, it's tempting to assume the cheapest one is the best deal. Often, it just means the estimates aren't actually quoting the same job.

Check the scope, not just the total. Does the estimate include a full tear-off of the old roof, or is it an overlay, installing new material over the old? Overlays are cheaper but can shorten the lifespan of the new roof and hide existing decking problems. Make sure you know which one you're being quoted.

Ask about decking replacement. A quality estimate should account for the possibility of rotted or damaged decking being found once the old roof comes off, and explain how that's handled, included, or billed separately at a per-sheet rate. If an estimate doesn't mention this at all, ask.

Compare underlayment type. Synthetic underlayment and self-adhering underlayment, often required in high-wind areas or under tile, cost more than basic felt but perform significantly better. Cheaper estimates sometimes cut costs here in ways that aren't obvious on paper.

Look at the warranty terms side by side. A manufacturer's material warranty and a contractor's workmanship warranty are two different things, and both matter. Get both in writing, and check how many years each covers.

Ask what's excluded. Permits, disposal fees, flashing replacement, and gutter reattachment are sometimes billed separately. A lower number that excludes several of these isn't actually a lower price, it's an incomplete one.

Verify licensing and insurance independently. Don't just take a contractor's word for it, Florida's license lookup is public. It takes two minutes and tells you whether you're dealing with a legitimate, insured contractor or not.
