What to Expect During Your Free Roof Inspection

Not sure what actually happens when you schedule a roof inspection? A lot of homeowners put it off simply because they don't know what to expect, or worry it's going to turn into a high-pressure sales pitch. Here's what a straightforward inspection with us actually looks like.
Before we arrive. We'll confirm a time window with you and let you know roughly how long the inspection will take, usually 30 to 60 minutes depending on the size and complexity of the roof. You don't need to do anything to prepare.
The exterior walkthrough. We inspect the roof surface itself, shingles, tile, or metal, along with flashing around chimneys, vents, and skylights, and the condition of your gutters. We're looking for granule loss, cracking, lifted or missing material, and any signs of active leaks.
The attic check, when accessible. This is where a lot of the real story is, ventilation, moisture staining, and the condition of the underside of the roof deck often tell us more than what's visible from outside.
Photos and documentation. We take photos of anything noteworthy, both for your records and, if relevant, to support an insurance claim. You'll get a clear picture of what we found, not just a verbal impression.
The honest conversation afterward. If your roof is in good shape, we'll tell you that, not manufacture urgency you don't need. If there's a real issue, we'll explain what we found, what it means, and what your options are, repair, monitor, or replace, without pressuring you to decide on the spot.
If you follow up with an estimate. You'll get an itemized, written estimate, not a verbal number, so you have something concrete to review or compare against other quotes on your own time.
