Insurance Claim Denied for Roof Damage? Here's What to Know

Getting a roof damage insurance claim denied is frustrating, and unfortunately common in Florida, where insurers scrutinize roof claims more closely than almost anywhere else in the country. Before you assume the denial is final, it helps to understand what's actually happening on the other end.

Why roof claims get denied. The most common reasons are: the damage is classified as "wear and tear" rather than a covered event like wind or hail, the roof was already past its expected lifespan when the damage occurred, or the documentation submitted didn't clearly establish when and how the damage happened.

The difference between age-related damage and storm damage. This is where most disputes happen. A roof that's 22 years old and has a leak after a windstorm might get denied because the insurer argues the leak was due to age, not the storm, even if the storm is what actually caused it. Clear documentation matters enormously here.

What documentation actually helps. Photos from before the damage if you have them, photos immediately after, and a professional roofing inspection that specifically identifies the type and likely cause of damage all strengthen your position. This is different from a general home inspection, since it needs to speak the insurer's language.

You're allowed to get a second opinion. A denial from your insurance company's adjuster isn't the only professional opinion that matters. A licensed roofing contractor can document what they're seeing and help you understand whether the denial holds up to scrutiny, and whether it's worth appealing.
