Understanding Your Roof Warranty: Manufacturer vs. Workmanship

One of the most misunderstood parts of a new roof is the warranty, mostly because there are actually two separate warranties involved, and homeowners often assume they're the same thing.

Manufacturer warranty. This covers defects in the roofing material itself, shingles, metal panels, or tile that fail due to a manufacturing defect. It's issued by the manufacturer (we're an Owens Corning Preferred Contractor, for example), not by us as the installer. Coverage terms and length vary by product line and can sometimes be extended with certified installation.

Workmanship warranty. This covers the installation itself, flashing, fastening, underlayment, and general craftsmanship. It's issued by your roofing contractor, not the manufacturer. If a leak happens because of an installation error rather than a material defect, this is the warranty that applies.

Why you need both, in writing, before work starts. A roof can have a flawless material warranty and still leak because of a workmanship issue that warranty doesn't cover, and vice versa. Ask for both in writing as part of your estimate, not as an afterthought after the contract is signed.

What voids a warranty. Improper installation (which is why installer certification matters), lack of required ventilation, and unapproved modifications to the roof after installation, like adding equipment without proper flashing, are common ways warranties get voided. Ask your contractor directly what would void yours.

Transferability. Some manufacturer warranties are transferable to a new homeowner if you sell your house within a certain window, which can be a genuine selling point. Ask about this specifically if you might sell within the warranty period.
